You get to choose when your home sells. You are involved in the process every step of the way as much or as little as you prefer. If you want to accept, reject, or counter a pre-auction day offer you can. If you want to stop the auction you can. If you want to change the date of the auction, you can. We also work with you on when your home will be shown to the public. There will not be any last minute showings that you barely have any time to prepare for. Your property can also be sold "as is".

Everything is done up front to prepare your home to go on the market. All inspections, disclosures, etc. are completed and on display so that there are no hindrances in selling your home and no renegotiating once in escrow which opens you up to falling out of escrow. This also allows for Non- Contingent offers and minimal to no fall out in escrow. Transparency in the fact that you get to see what people are bidding on your property. You hear every offer as it is being made. No secrets. No delays. Nothing hidden. You can be present on Auction Day or not. It is your choice.

Auction will aide you in achieving your desired sales price. You will be opening up your home to the market and allowing the market to flood you with offers. You will have a Bidding to Start from Price which will be a starting point for offers to come in at. Buyers are not limited to cash only offers as the sale can be through finance or cash or both even on Auction Day!

Buyers know that they have to act when it comes to an Auction property. Time is of the essence. Buyers must register to Bid on your property and present a Bidding Deposit which shows you they are serious and committed to purchasing your home. If they are the successful Bidder on Auction Day and they do not close escrow for any reason they lose their Bidding Deposit.
